Terms


  • Unless reservation is confirmed, rates and available dates are subject to change without notice.
  • Maximum occupancy for a one bedroom condo is 4 people, per Hawaii law.
  • These condos are non-smoking (including on the lanai), per Hawaii law.
  • NO Pets.
  • Check-in and check-out times are necessary to allow our cleaning staff adequate time to clean the unit and do laundry to prepare for our next guests. Check-in time is 3pm. Check-out time is 11am.
  • The cleaning fee is a one time charge of $125 .  Cleaning occurs after your departure.  Please contact us for quotes if cleaning is desired during your stay.
  • Discounts: 
    • Discount for stays of 28 days or more.
    • only one discount per reservation, i.e. discounts are not additive.
    • Unless stated otherwise, discounts apply to full rates & do not apply to other special offers (such as HotDeals!).
  • Minimum Stays:
    • As listed by season on the Rates pages (see:  KBR_RatesHKOK_Rates, or HPH Rates ).
    • If there is an opening between two existing reservations which is less than the minimum 4 or 5 nights, then we may accept a reservation for that shorter opening.
  • Late Check-out:
    • If the date of your check-out does not have a guest checking-in then a late check-out may be available for a late check-out fee. 
    • If there is an incoming guest checking-in on the same date as your check-out then a late check-out is not available.                                    
  • Payment:
    • Rates are in US dollars.
    • We prefer a check or money order. 
    • We can accept credit cards (using PayPal as intermediary), for an additional non-refundable fee of approximately 3% in the US (and Canada) and 4.5% for international guests.. The credit card fee is charged by PayPal, not us.  (The exact extra fee will be quoted to you at the time of booking.)
    • Payment is subject to addition of Hawaii Taxes of 13.42%, unless the rate is advertised as  "includes taxes". 
    • $300 deposit required within 10 days of reservation or reservation will be cancelled.
    • Full payment must be received 90 days prior to reserved arrival date or reservation may be cancelled.   
    • When you book through RelaxOnMaui.com, you will NOT be charged the “Service Fee” which VRBO.com will charge (reported as 5-12% by VRBO) when you book directly through the VRBO.com website.   However, if you book directly with us (and not through VRBO.com/HomeAway.com) you do not have the “Book with Confidence Guarantee”  offered by VRBO.  However, let us assure you that we have been offering vacation rentals on Maui for over 5 years.  Our condo rentals are highly rated on VRBO.com ( www.vrbo.com/53981 , www.vrbo.com/481900 , and www.vrbo.com/1007076) and have garnered over 80 5-star reviews on VRBO.com. Please check out our reviews, and we would be happy to answer any questions you may have.
  • Damage Deposit:
    • A damage deposit of $300 is required (although may be waived in certain situations). We prefer a separate check for the damage deposit.  
    • The damage deposit will be refunded within 7 days of departure unless required to cover breakage, damage or excess cleaning.  
    • PayPal and the Damage Deposit: For those paying by credit card (using PayPal as intermediary), the $300 damage deposit will incur an additional credit card fee of $9.36 in the US and Canada and $14.21 for international guests.  (The extra credit card fee is paid to PayPal.) We will invoice you for the damage deposit within 50 days of your scheduled departure date.  By doing so, we can later refund your damage deposit including credit card fees through PayPal.  We are not responsible for any lost money due to changes in the US$ exchange rate between the time of your payment and the time of your damage deposit refund. Also, for some countries (such as Russia), PayPal imposes a waiting period on refunded money (reportedly up to 30 days). You are subject to the PayPal policies for your country.
  • Cancellation Policy:
    • Reservations cancelled 60days or more prior to your arrival will receive a full refund (for PayPal customers, see exception below) of the reservation monies.  Reservations cancelled less than 60 days prior to your arrival will receive NO refund.   NOTE: early departure is treated the same as cancellation.  
    • For the purposes of determining the cancellation date, you should not consider your reservation cancelled until you receive a confirmation of cancellation from us.  It is your responsibility to notify us of cancellation in a timely manner.   
    • Credit card payments:  For those paying by credit card (using PayPal as intermediary), if a reservation is cancelled, the credit card fees are not refunded. Also for some countries (such as Russia) PayPal imposes a waiting period on refunded money (reportedly up to 30 days). You are subject to the PayPal policies for your country.
    • All payments and refunds are in US$.  We are not responsible for any lost money due to changes in the US$ exchange rate between the time of your payment and the time of your refund.
    • You may choose to purchase 3rd party travel insurance to alleviate the burden of unexpected cancellations. Some companies offering travel insurance include: AAA, CAA, and www.allianztravelinsurance.com. 
    • Hurricane/Storm policy:  No refunds will be given (unless the cancellation is 60 days or more prior to your stay).
  • We require the names of those in your party, home addresses, and contact phone numbers to satisfy Hawaii state regulations.
  • House-Rules:  Each condominium has its own set of “House Rules” which include things like: pool hours, “quiet” hours, barbeque hours, and other things which generally allow residents to get along with each other while enjoying the premises.  As a guest at our units, you will be responsible for obeying the House Rules.  A copy will be sent to you after booking, but can be provided to you prior to booking by request.
  • Keyless entry:  Our condo units feature convenient keyless entry.  You will be given a personalized, easy-to-remember  PIN code for entry into the condo.  You are responsible for remembering this PIN code. The door also opens with conventional keys, (which are also provided), and HKOK has a separate POOL key.  If you lose a POOL key, there is a $75 replacement fee/key, and if you lose a condo key, there is a $10 replacement fee/key.
  • In-room Safes: The guest chooses their own code for the safe and is responsible for remembering their code.  In the event a guest forgets their code, the safe can be accessed, however, this may take 24hours and will incur a charge of $75. The Owners and RelaxOnMaui.com will not be responsible for any losses incurred by the guest due to this delay in opening of the safe.
  • Parking:
    • A free parking lot is conveniently located adjacent to each condominium.   
    • KBR: You must register your vehicle upon arrival (or the next day). We will give you instructions.
    • HKOK: no registration required.
    • HPH: You must register your vehicle upon arrival (or the next day). We will give you instructions.  
  • The owners are not responsible for any accidents, injuries or illnesses that occur while on the premises or its facilities. Renters and their guests assume responsibiliity and liability for the use of any and all recreational equipment found within the condominium (boogey boards, mask/snorkel, fins, beach umbrellas, etc), whether such equipment is supplied by the owners or left behind by prior guests. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or from use by others whom they invite to use the premises.
